Interactive Tool Highlights Difficult Decisions for Developers

The Urban Institute and National Housing Conference

The Urban Institute and the National Housing Conference have partnered to develop an interactive online tool entitled The Cost of Affordable Housing: Does It Pencil Out? It shows the funding gap between the cost of building and operating affordable rental housing.

Users can adjust development costs (acquisition costs, design fees, construction costs, etc.) and financing costs (loans, tax credits, rent, etc.) to build affordable housing. Modifying one variable creates other challenges, which highlights the difficult decisions developers are forced to make to keep projects financially feasible.

The creators of the tool used data from the Denver, CO metropolitan area, which they suggest are representative of many other U.S. cities in regards to rents and vacancies.
